PlanSwift and Bluebeam alternative

A PlanSwift and Bluebeam alternative for roofs that come without plans

PlanSwift and Bluebeam measure the plan set you already have. Most re-roofs and repairs never come with one. RoofStruct measures the roof itself on satellite imagery or your own drone or phone photo, free, with no card.

The short answer

  • PlanSwift and Bluebeam are general construction takeoff tools. They measure PDF plan sets and drawings, across many trades.
  • RoofStruct is for roofing only and measures from overhead imagery. It does not import PDF plan sets, so it is not a plan-takeoff replacement.
  • If your jobs arrive with plans, keep a plan tool. If most of your bids are re-roofs from an address, RoofStruct covers those on its free plan.
  • Plenty of roofers run both: a plan tool for new construction and commercial bids, RoofStruct for the re-roofs.

Plans in, or a roof and an address

PlanSwift and Bluebeam start from a drawing. You calibrate the scale on the PDF and trace areas, lengths and counts. PlanSwift pairs that takeoff with estimating through pre-built assemblies (PlanSwift, Oct 2026). Bluebeam Revu is a PDF markup and document tool that also measures, which suits a team already sharing drawings with a general contractor.

RoofStruct starts from the roof. You trace the facets on satellite imagery or your own drone or phone photo, set the pitch on each facet and label every edge. It takes as long as your trace, typically minutes. Squares and edge lengths by type come out ready for drip edge, starter, ridge cap and valley metal.

That is a different input, not a better one. A roof plan in a plan set is a flat projection, so the traced area needs a pitch factor before you order. Imagery can't show rise either, so on RoofStruct you set the pitch yourself and confirm the facets you guessed on the site visit.

How each one prices, in words

PlanSwift sells Essential and Core as annual plans, priced per seat, with a 14-day free trial that needs no card. Core adds Auto Takeoff (PlanSwift pricing page, Oct 2026).

Bluebeam bills every plan per user, annually. The entry Basics plan measures length and area but not perimeter. Core adds perimeters, counts and angles, and Complete adds Quantity Link to Excel (Bluebeam pricing page, Oct 2026). On a roof, eave and rake runs are perimeter work. STACK, a cloud takeoff and estimating tool, bills per user per month and says it offers a free version of Takeoff & Estimate (STACK pricing page, Oct 2026).

RoofStruct's free plan gives you free, unlimited self-serve measuring and PDF reports, no card, plus the Cost & Takeoff worksheet and water-flow analysis. Pro is a paid subscription that adds branded Good/Better/Best estimates with e-signature, the Material Order Builder with Smart Waste, CSV, XLSX, JSON and DXF exports, your logo and colors, and up to 5 team members. Dated prices for all four tools are in our takeoff software comparison, linked below.

Where PlanSwift or Bluebeam is the better pick

If your jobs come with plan sets, a plan tool fits that work better. RoofStruct does not import PDF plan sets for scaled takeoff, and a building that isn't built yet has no roof on the imagery to trace.

If you bid several scopes from the same plans, not just roofing, PlanSwift and Bluebeam cover them in one tool. RoofStruct is for roofing only.

If your team already lives in PDFs, marking up submittals and sharing drawings, Bluebeam keeps the takeoff inside that same document workflow.

Running both, or moving the re-roof work

Start from your last 20 bids and count how many came with plans. If most did, keep the plan tool. If most didn't, you may be paying for a plan seat to measure roofs that never had plans.

For those re-roofs, measure on RoofStruct's free plan and keep the plan tool for new construction and commercial bids. When the plans and the imagery disagree on the same job, such as an added porch or a garage that was never built, the roof that's there wins.

If you'd rather not trace a roof, order a done-for-you report in the app. A technician measures it and a second one checks it, usually delivered within 4 hours (turnaround varies with volume and complexity).

Common questions about plan takeoff and RoofStruct

Can RoofStruct import a PDF plan set?
No. RoofStruct doesn't import PDF plan sets for scaled takeoff. It measures the existing roof on satellite imagery or your own drone or phone photo. For plan-based work, PlanSwift, Bluebeam or STACK fit that job.
Is RoofStruct a replacement for PlanSwift?
Only for the roofs that come without plans. PlanSwift measures plans across many trades; RoofStruct measures existing roofs for roofing bids. Shops that do both kinds of work often keep one of each.
Does Bluebeam measure roof perimeter?
Per Bluebeam's pricing page (Oct 2026), the Basics plan measures length and area but not perimeter. Core and the plans above it add perimeters, counts and angles. Eave and rake runs are perimeter work, so check the plan before you buy.
Is there a free way to do a roof takeoff without plans?
Yes. RoofStruct's free plan gives you free, unlimited self-serve measuring and PDF reports, no card, plus the Cost & Takeoff worksheet. You trace the roof yourself and set the pitch per facet.
Do I need to apply pitch to a plan takeoff?
A roof plan is drawn flat, so the area you trace is horizontal. Multiply each plane by its pitch factor, or check that your tool does, before you order. On RoofStruct you set the pitch per facet as you measure.
