Best Free Roof Measurement Tool in 2026: What 'Free' Means and What It Costs Later
"Free" roof measurement tools come in four kinds: a trial, a few free projects, a free account with pay-as-you-go measuring, or a free self-serve plan. What each costs later.
Disclosure RoofStruct makes a competing product. Vendor details come from each vendor's own pages and are dated in the text.
The best free roof measurement tool is the one whose free part covers the roofs you measure every week, and whose paid part you only reach when a job pays for it. In 2026, "free" in roof measurement comes in four kinds: a free trial, a set number of free projects, a free account with pay-as-you-go measuring, and a free self-serve plan with unlimited measuring. Each one costs something later; here is what, and when.
How we compared. We compared these tools from each vendor's own published pages, checked October 2026. We did not run side-by-side accuracy tests. RoofStruct makes one of these tools.
Four kinds of "free" roof measurement
1. A free trial
The full product for a fixed window, then you pay or stop. RoofSnap offers a 7-day trial of its subscription, with access to all tools and no card required (RoofSnap, Oct 2026). After that, you choose a subscription or pay per measurement order.
Good for testing a workflow on real leads; put the end date in your calendar first.
2. A set number of free projects
A fixed count of free jobs, then you pay per job. Hover's Starter plan makes your first 3 projects free, with no card, and bills each project after that (Hover, Oct 2026). Hover captures the roof from a guided phone scan or a blueprint.
Enough to see whether the output fits your estimating; not enough for a month of leads.
3. A free account with pay-as-you-go measuring
The account costs nothing and has no end date. The measuring is billed per item. Roofr's Starter plan works this way (Roofr, Oct 2026). Roofr is an all-in-one platform: proposals, payments and material ordering sit inside it. Starter includes material ordering and unlimited users, with a limited number of trial proposals; payments start on its Essentials plan. On Starter, ordered reports are billed per report, and Roofr's DIY drawing mode, where you draw your own report on provided or uploaded imagery, is billed per image. Reports stay pay-as-you-go on Roofr's paid plans too, which add lower report prices and guaranteed delivery times.
It suits a shop that wants a full sales platform and is fine paying for each roof it measures.
4. A free self-serve plan with unlimited measuring
A plan that costs nothing, with no clock and no project count: you trace as many roofs as you want yourself. RoofStruct Free is one example (it's ours; details below). The trade: you do the tracing, and the selling tools (branded estimates, e-signature, material orders) sit on a paid plan.
Not free, but no subscription: pay-per-report services such as EagleView and GAF QuickMeasure. GAF lists a lower price for its certified contractors. Current prices: EagleView vs Roofr vs GAF QuickMeasure. You pay for every address, and you get a third-party report backed by the vendor's own accuracy terms. EagleView also sells a subscription platform, Eagleview One. The rest of the field: roof measurement software compared by what it's built for.
What each kind of free costs later
| Kind of free | Example (vendor page, Oct 2026) | What costs money later |
|---|---|---|
| A free trial | RoofSnap: 7-day trial of its subscription, no card | The subscription after day 7, or each measurement order |
| A set number of free projects | Hover Starter: first 3 projects free | Every project after the third |
| A free account with pay-as-you-go measuring | Roofr Starter: free account with no end date | Each ordered report and each DIY drawing image; paid plans for guaranteed delivery |
| A free self-serve plan | RoofStruct Free: unlimited self-serve measuring and the PDF report | Pro for branded estimates, e-signature, material orders and other exports; done-for-you reports per roof |

Before you build a workflow on any free plan, check four things:
- The clock or the count. What happens on day 8, or on project 4?
- Per-item charges. A free account isn't free measuring if every report or image carries a charge; when measuring it yourself pays off runs the math.
- Branding. Whose name is on the PDF decides whether a homeowner can see it as it is.
- The selling tools. Some free accounts include material ordering and a limited number of trial proposals; others put estimates, e-signature and material orders on the paid plan.
RoofStruct Free: what's included and what isn't
RoofStruct Free costs $0, needs no card and has no trial clock. It includes:
- Unlimited DIY measuring on satellite imagery or your own drone or phone photo
- The full PDF report with RoofStruct branding
- The Cost & Takeoff worksheet
- Water-flow analysis
- 10 starter AI-enhancement credits for photos you upload
- One share link per project
Pro costs $69 a month, or $624 a year ($52 a month). It adds CSV, XLSX, JSON and DXF exports, your own logo and colors, Good / Better / Best estimates with e-signature, material orders with Smart Waste suggestions, 15 AI credits a month, up to 5 team members, and lower prices on reports and ESX sketches. Pro never adds more measurements: self-serve measuring is already unlimited on Free.
RoofStruct also sells done-for-you reports: $14 for a residential roof ($10 on Pro), usually delivered within 4 hours (turnaround can vary with volume and complexity). A technician measures the roof and a second technician checks it. See done-for-you roof reports.
Free covers measuring and the PDF for as long as you use it (how the measuring works). The moment you want a branded estimate a homeowner signs, you're on Pro.
When free stops being enough
Free measuring prices the job. Closing it, ordering for it or backing it up to an adjuster is where plans differ, and where you may start paying:
- A branded estimate with e-signature. When the homeowner is the reader, put your name on it and let them sign on their phone.
- Material orders. A takeoff that becomes a supplier order, waste included, removes the retyping behind short orders.
- Reports for claims and supplements. Order one: a third-party report backed by the vendor's own accuracy terms, or a RoofStruct done-for-you report, delivered within about 4 hours, with a correct-or-refund guarantee within 30 days. A self-serve trace is your own measurement; don't present it as anything else.
The rule of thumb: pay when the deliverable leaves your hands and goes to a homeowner, a supplier or an adjuster.
How to measure your first roof on RoofStruct Free
- Create a free account — no card required.
- Enter the property address. RoofStruct loads satellite imagery; you can upload your own drone or phone photo instead.
- Click Draw Roof, trace the outline, then split it into facets.
- Label each edge (ridge, hip, valley, eave, rake) when the builder asks "What is this edge?", and set the pitch for each facet.
- Set your waste percentage, check the totals and export the PDF.
Once you've traced a few, a standard retail roof is done in minutes. The full walkthrough: how to measure your first roof.
FAQ
Is there a free roof measurement app that doesn't expire?
Yes. A free self-serve plan, such as RoofStruct Free, has no trial clock and lets you measure as many roofs as you want yourself. What you pay for later is the selling side: branded estimates, e-signature and material orders.
Can I measure a roof for free without a site visit?
Yes. You trace the roof on satellite imagery from your truck or desk and set the pitch for each facet. Where trees or shadows hide an edge, upload your own drone or phone photo.
What's the catch with free roof measurement tools?
It's one of four: a clock (a trial), a count (a set number of free projects), a per-item charge (reports or drawing images billed on a free account), or a paid plan for the selling tools.
Does RoofStruct have a free plan?
Yes: unlimited self-serve measuring and the full PDF report with RoofStruct branding, with no card. Pro ($69 a month or $624 a year) adds branded estimates with e-signature, material orders and the other export formats.
Are free roof measurements accurate enough for a quote?
For a retail bid, yes, if you trace carefully: label every edge, set every pitch, and check the totals against what you see on the imagery before you send a number. For a claim or supplement, order a report instead. A self-serve trace is your own measurement, not a vendor's.
Do free roof measurement tools charge per report?
Some do. On a free account with pay-as-you-go measuring, such as Roofr Starter, each ordered report and each DIY drawing image is billed; dated prices are in our EagleView vs Roofr vs GAF QuickMeasure comparison. RoofStruct doesn't charge per report for measuring you do yourself or for the PDF, on any plan. Done-for-you reports are a separate paid order.
"Free" covers four different deals. Find the clock, the count or the per-item charge before you commit.
