Free roof measurement software in 2026: what "free" actually includes
"Free" roof measurement software means four different deals: a free plan with paid reports, a trial, a lead form, or unlimited self-serve. What each includes, tool by tool.
Disclosure RoofStruct makes a competing product. Vendor details come from each vendor's own pages and are dated in the text.
"Free" roof measurement software in 2026 means one of four deals: a free plan where the reports cost money, a trial with a clock on it, a free tool that turns out to be a lead form, or free, unlimited self-serve measuring. Only the last one lets you measure every roof you bid without a charge, and it asks you to do the tracing yourself.
How we compared. We compared these tools from each vendor's own published pages, checked October 2026. We did not run side-by-side accuracy tests. RoofStruct makes one of these tools.
Our shorter roundup, the best free roof measurement tool in 2026, sorts the field by what each kind of free costs later. This guide lists what each free offer includes on the day you sign up.
The four meanings of "free"
The same word covers four business models:
- A free plan with paid reports. The account costs nothing and has no end date. Measuring, or the reports that hold the measurements, is billed per item.
- A time-limited trial. The whole product, free for a set number of days. Then you pay or stop.
- A free tool that is a lead form. You hand over an address and your phone number, and what comes back is a sales call, not a measurement.
- Free and unlimited self-serve. No clock, no project count, no per-roof charge for the measuring you do yourself. The trade is your time at the screen.
Each suits a different shop. The trouble starts when you build a workflow on one while thinking it's another.
1. A free plan where the reports cost money
This is the free account with a meter on the measuring. Two tools on our list work this way, in different shapes.
Roofr Starter. Roofr is an all-in-one platform: job boards, proposals, material ordering and payments all sit inside it. Its Starter plan has no monthly cost, and Roofr's pricing FAQ says there is no time limit on it (Roofr, Oct 2026). Starter includes one basic job board, 10 trial proposals, invoices and work orders, material ordering with supplier integrations, email templates, a calendar and unlimited users. Payments start on its Essentials plan.
The measuring is where the meter runs. On Starter, each measurement report you order is billed per report, and the delivery time shown for Starter is an estimate; Roofr guarantees delivery times on its Essentials and Scale plans. Roofr also has DIY Reports, where you draw the roof yourself on imagery Roofr provides or on an image you upload, and on Starter each image is billed. ESX files are an extra charge per report. The dated prices in our comparison have the figures.
Hover Starter. Hover captures a building from a phone scan and builds a 3D model with measurements. Its Starter plan is pay-as-you-go with no subscription: your first 3 projects are free with no credit card needed, and every project after that is billed (Hover, Oct 2026). Hover's FAQ is direct about its paid plans: they lower the price of each project rather than making scans free.
It suits a shop that wants someone else's report, or a full sales platform, and is happy to pay per roof. Check how many roofs you measure in a month that never become jobs: on a per-item meter, those cost the same as the ones you win.
2. A time-limited trial
A trial gives you the full product for a fixed window. RoofSnap offers a 7-day free trial with access to all tools and no credit card required (RoofSnap, Oct 2026). After that, its pricing page lists two routes: pay-as-you-go, billed per measurement report order with no subscription, or a monthly or annual subscription. The subscription includes a monthly allowance of HD roof images and unlimited draw-it-yourself measurements, plus estimating, material ordering and in-app payments. The same page also advertises a first order free. Current figures sit in our roof measurement software comparison.
Seven days is enough to run a handful of real leads through the workflow if you start the trial in a week with bids lined up, not a slow one.
Price the subscription or the per-order route against your own volume before day 7, not on day 8.
3. A free tool that is a lead form
Some "free roof measurement" offers are a form. You type an address, your name, your email and your phone number, and what comes back is a demo booking, a sales call or an estimate range for a homeowner. That's a normal way to sell software, and a demo can be worth half an hour. It just isn't measuring.
Signs you're looking at a lead form:
- The page asks for a phone number before it shows you any roof.
- There's no login afterwards, only an email in your inbox.
- The result is a price range rather than squares, pitch and edge lengths.
- "Book a demo" is the only button on the page.
The test is simple. Free measuring hands you numbers you can order from: facet areas, pitch, and the lengths of ridge, hip, valley, eave and rake. If you can't get those out, you've filled in a form, not measured a roof.
4. Free and unlimited self-serve
The fourth deal is a free plan with no clock, no project count and no charge for the measuring you do yourself. RoofStruct Free is this kind (it's ours). Here is what it includes:
- Unlimited self-serve measuring on satellite imagery or your own drone or phone photo.
- The full PDF report, with RoofStruct branding.
- The Cost & Takeoff worksheet.
- Water-flow analysis.
- 10 starter AI credits, used on photos you upload.
- 1 share link per project.
- No card to sign up.
You trace the roof, split it into facets, label each edge and set the pitch; how the measuring works shows the builder. Once you've traced a few, a standard retail roof takes minutes. If you want the free scope item by item, what free satellite measurement includes walks through it.
What costs money on RoofStruct:
- Done-for-you reports. $14 for a residential roof and $29 for a commercial one, usually delivered within 4 hours (turnaround can vary with volume and complexity). A technician measures the roof from high-resolution satellite imagery and a second technician checks it. If it's wrong, it's corrected or refunded within 30 days.
- Pro, $69 a month. Branded Good / Better / Best estimates with e-signature, the Material Order Builder, CSV, XLSX, JSON and DXF exports, and your own logo and colours on what you send.
Pro never adds more measuring. Self-serve measuring is already unlimited on Free.
Tools with no free tier listed
Two more tools come up in most roundups, and neither lists a free plan or a trial on the vendor pages we checked (Oct 2026).
EagleView sells reports per report from a published rate card for residential and commercial reports, and its pricing page asks you to sign up to order (EagleView, Oct 2026). You pay for every address.
iRoofing sells monthly and multi-year subscriptions. Every plan includes unlimited DIY roof measurements and proposals, a monthly HD imagery credit, AI visualizations, e-signature and 3 users, and iRoofing also sells a perimeter report with no subscription required (iRoofing, Oct 2026). The pricing page offers a demo booking.

Run the math on your own month
Free only matters against your own volume. Take a shop that bids 20 roofs a month and wins 1 in 4, so 5 jobs.
- On a per-item meter, every one of the 20 bids carries a charge, and 15 of them go to roofs you won't build. Multiply your per-report or per-image price by 20, then by 15, and look at the second number. That's what the lost bids cost you each month.
- On a trial, the first week is free. From day 8 you're on the same math as above, or on a subscription.
- On free self-serve, the 20 traces cost your time and nothing else.
Now mix them. Trace all 20 bids yourself for free, then order a done-for-you report only for the 5 roofs you win, before you order materials: 5 × $14 = $70 a month. Add Pro at $69 if you want branded estimates the homeowner signs on their phone: $70 + $69 = $139 a month for 20 bids. Swap in your own bid count and win ratio.
Where you trip
- Mistaking a free account for free measuring. A $0 plan with a per-report or per-image charge is a free account. Read the row that says what each measurement costs, not the row that says $0 a month.
- Ignoring whose name is on the PDF. On RoofStruct Free, the PDF carries RoofStruct branding. That's fine for your own takeoff and for many homeowners; if you need your logo on it, that's Pro.
- Sending a self-serve trace to an adjuster. Your trace is your own measurement. For a claim or a supplement, order a report and present it as what it is.
- Expecting AI credits on satellite imagery. RoofStruct's 10 starter AI credits are for photos you upload.
- Planning around unlimited share links. RoofStruct Free gives 1 share link per project. Make it the version you want the homeowner to see.
FAQ
Is there free roof measurement software with no time limit?
Yes, two kinds. Roofr Starter is a free account with no time limit, but ordered reports and DIY drawing images are billed per item (Roofr, Oct 2026). RoofStruct Free has no time limit and no charge for the measuring you do yourself or for the PDF, with no card.
Does free roof measurement software charge per report?
Often, yes. Free accounts such as Roofr Starter and Hover Starter bill per report, per image or per project after any freebies (vendor pages, Oct 2026). On RoofStruct, measuring you do yourself and the PDF have no per-report fee on any plan; done-for-you reports are a separate paid order.
Can I put my own logo on a free roof report?
Not on RoofStruct Free. The free PDF carries RoofStruct branding, and your logo and colours come with Pro. Check each vendor's page for its own branding terms before you send a free report to a homeowner.
Is a free self-serve measurement good enough for an insurance claim?
For a retail bid, a careful trace with every edge labeled and every pitch set is enough to price the job. For a claim or a supplement, order a report from a third party or a done-for-you report, and don't present your own trace as anything other than your own measurement.
What happens when a roof measurement free trial ends?
You choose a paid route or you stop. RoofSnap's pricing page lists both a subscription and pay-as-you-go ordering with no subscription after its 7-day trial (RoofSnap, Oct 2026). Price both against your monthly bid count before the trial runs out.
"Free" is four different deals. Find the meter, the clock or the form before you build your week around it.
